The closing gift is a referral instrument

Every agent knows referrals are the business. Far fewer treat the closing gift as the moment that generates them. A transaction ends at signing, and unless something happens afterwards, so does the relationship. The gift is the thing that keeps you in the story your client tells for the next two years.

Which is why the timing convention most agents use is wrong. The gift handed over at the closing table gets lost in a day that already contains forty signatures and a move. When to send

Seven to fourteen days after closing, to the new address. They are in the house, the chaos has peaked, and nothing else is competing for the moment. A box of good coffee and something to eat that is not takeaway is disproportionately welcome at that exact point.

If you want to mark the closing itself, a card at the table and the gift a week later works better than trying to do both at once.

What works, and what does not

Skip anything with your face on it

Branded cutting boards, engraved keychains and photo magnets are for you, not them. A closing gift with your logo on it is an advertisement the client is expected to display in their new kitchen. The card carries your name; that is enough, and it is what we brand.

What to spend

The working convention is roughly one to three tenths of a percent of commission, but the honest answer is simpler: enough that it reads as considered, not so much that it reads as a rebate.

One caution: in some jurisdictions gifts above a threshold must be disclosed, and lenders and title companies often have stricter rules than agents do. Check your brokerage policy before sending anything substantial, particularly to a referring professional rather than a buyer.

Name something specific from the transaction: the inspection that nearly killed it, the third offer that finally landed, the fact that they moved with a newborn. What if they have not moved in yet?

Send to their current address, or give us the date they take possession and we ship against it.

Do you send to referring agents and lenders?

Yes, though check your compliance rules first, as thresholds for professional referrals are usually lower and disclosure may be required.
